For my services, I charge a 3% buyer representation fee, paid at closing. If a seller’s offered commission is less than this amount, I will disclose that information before touring the home.

Possible scenarios include:

The seller’s offered commission covers the full fee.

The seller offers less, and the buyer pays the difference.

We negotiate with the seller to increase their offered commission.
